Altstetten to gain 65 flats by 2029

At Badenerstrasse 501 to 505 in Zurich Altstetten, the way is now clear for a new replacement development. Sixty-five rental flats and commercial premises are to be built on the 1,700-square-metre site. The decision takes a long-planned project into the next concrete phase.

The project has been part of the development portfolio for years. Earlier project documents envisaged a residential building with over 60 rental flats for the site, although the figures for the number of flats varied slightly in some cases. With the approval now announced, this planning reserve has become a construction project with a specific timetable.

Replacement development on a small plotat
The plan is for a climate-friendly new-build at Badenerstrasse 501 to 505, which will replace an existing property. The plot covers around 1,700 square metres. In addition to 65 rental flats, commercial space is also planned. For Altstetten, this means increased land use density along a busy transport corridor and new rental housing in a neighbourhood that continues to face development pressure.

From planning stage to approved project
Allreal had previously highlighted the site in earlier reports as a development project in Zurich’s Altstetten district. At that time, the project was still described as being at the planning stage. The approval now granted is therefore more than just a formal step. It paves the way for making the replacement development, the timetable and subsequent marketing more robust.

Completion not until 2029
The flats will not come onto the market in the short term. According to current plans, the new development is not due to be completed until 2029. Whilst this will not provide immediate relief for the Zurich housing market, it does represent a clear increase in future rental accommodation for the neighbourhood, complemented by commercial uses.
