Where offices once stood, residential buildings now rise

A new part of town is taking shape in Buchs AG. Where people once worked, they will now live, settle in, and grow old. The Tiglio residential complex is transforming a formerly commercial site into a residential neighborhood with 72 rental apartments designed for all stages of life. Three buildings, a courtyard, plenty of green space. This is how Buchs aims to strike a balance between urban density and peaceful retreats.

On a site previously used for commercial purposes, Halter AG is developing the Tiglio residential complex as the general contractor. Under the project management of Warteck Invest AG, a new residential complex comprising a total of 72 apartments will be built in two phases by 2028. The transformation utilizes existing structures and converts a formerly single-use area into a mixed-use development. For Buchs, this means additional housing in a well-connected location.

Three buildings, one green core
Tiglio consists of three residential buildings grouped around a landscaped courtyard. The plan includes rental apartments ranging from one to 5.5 rooms, designed for singles, couples, and families. The concept combines urban living with quiet retreats in the courtyard and communal areas. This creates a place that allows for densification while simultaneously offering a high quality of outdoor living.

Flexible living across life stages
Particular emphasis is placed on the adaptability of the floor plans. By moving individual living elements, different living situations can be created. The neighborhood is thus designed to suit various life stages, from a first apartment to a family-friendly solution. This flexibility aims to extend the useful life of the spaces and reduce the need to move when life circumstances change.

Nature as a Symbol of Identity
A central element of the project is the nature-oriented design of the outdoor spaces. Tiglio is seeking certification from the Nature & Economy Foundation for its biodiversity-friendly areas of high ecological quality. The existing linden tree on the site will be preserved and deliberately showcased as a defining element of the new residential environment. It symbolizes deep roots in the community and is intended to give the new neighborhood a strong sense of recognition.


Added Value for the Location and the Community of Buchs

The collaboration between Warteck Invest, Halter, and the community of Buchs demonstrates how commercially oriented sites can be gradually transformed into residential areas. Tiglio creates additional housing units within the existing settlement, enhances infrastructure utilization, and sets an example for high-quality densification. For the region, the project opens up the prospect of developing sustainable housing options from existing sites rather than claiming new greenfield areas.
