Eleven new properties and a fall in rent defaults have given a significant boost to the 2025/26 financial year for the Ecoreal property investment foundation. The residential-heavy portfolio in Zurich, in particular, saw growth in assets and returns, whilst the commercial division in Geneva continues to expand.

Zurich acquisitions drive a 2.4-billion portfolio

In the final quarter, the Suissecore Plus investment group purchased eleven properties with a market value of 142 million Swiss francs and, at the same time, sold two smaller properties in the cantons of Zurich and Solothurn at above market value. A large proportion of the acquisitions came from a ‘Neuner’ portfolio in the canton of Zurich, increasing the balance sheet total to CHF 1.745 billion as at the end of September 2026.

Over the full 2025/26 financial year, Suissecore Plus’s investment return rose to 5.52 per cent. At the same time, the rent default rate fell by 0.43 percentage points to 3.06 per cent in the final quarter. The commercial property investment group Suisseselect also saw a slight improvement in its key figures, increasing its return on investment to 4.35 per cent.

Residential portfolio growing fasterth
The strongest impact came from the residential segment. Suissecore Plus primarily comprises residential properties and already had total assets of 1.549 billion Swiss francs in the previous year. Following the latest acquisitions and disposals to streamline the portfolio, the investment group has now grown significantly. According to the latest quarterly report, it remains closed to new capital subscriptions, as does Suisseselect.

Geneva is also strengthening its commercial property sector
At Suisseselect, total assets rose by 10 million to 656 million Swiss francs in the last quarter. The rent default rate fell by 0.18 percentage points compared with the same period last year to 6.28 per cent. In addition, a commercial property in the canton of Geneva was acquired. Ecoreal explained that the municipality and the canton of Geneva had waived their statutory right of first refusal and that the transfer of ownership could be completed in October 2026.

Higher volume with lower vacancy rates
For the Swiss property investment trust market, this development is particularly noteworthy because Ecoreal is reporting growth not only through new acquisitions but also through a simultaneous reduction in rent defaults. Across both investment groups, assets thus recently totalled around 2.4 billion Swiss francs. This underlines the expansion into residential and commercial properties, particularly in Zurich and the Lake Geneva region.
