The project is well under way. At the end of September 2026, a height application for a 917-foot-tall tower – approximately 279 metres – was submitted to the US Federal Aviation Administration (FAA). This would make the development in Brickell one of the tallest residential projects in Miami, falling just short of the 300-metre mark.
The plan is for a luxury residential tower of around 70 storeys on a plot of over one acre at 11 SW 7th Street. It will comprise more than 300 owner-occupied flats as well as several penthouses with private pools and double-storey living spaces. Empira is set to be the local developer; since its acquisition by Partners Group, it has been part of the same platform.
Fierce competition for affluent buyers
The project is entering a market that is already heavily saturated with branded residences. According to an overview updated in September 2026, there are more than 2,300 branded apartments in Miami currently under construction or on the market, many of which are scheduled for completion in 2027 and 2028. In Brickell, the new development is therefore competing for the same international buyer base as other high-end towers.
For Partners Group, however, the project is a significant move. The company intends to invest around $220 million on behalf of its clients. Sales are scheduled to begin in August 2027, with construction due to start at the end of 2028 and completion in 2031. The site is regarded as one of the last prime development plots in Brickell.
FAA to be the first major hurdle
However, before the tower can be put to the market, it must first secure regulatory clearance. Given its planned height, approval from the FAA is seen as the crucial next step. Local project reports suggest that a decision on such a tall building may take longer than for smaller schemes.
For the property sector, the project is notable for two main reasons. Firstly, Swiss capital is flowing into yet another flagship development in the US luxury residential market. Secondly, the case illustrates just how much the marketing of residential towers in Miami is driven by brands, club facilities and exclusive services, long before construction even begins.
