The revised outlook is specific. For 2026, Swiss Prime Site now expects FFO I of 4.30 to 4.35 francs per share, up from 4.25 to 4.30 francs. At the same time, the vacancy rate is expected to fall to around 3.5 percent by the end of 2026, while assets under management in the asset management segment are projected to grow by approximately 1.2 billion Swiss francs.
By 2030, the Group aims to increase FFO I per share by more than 15 percent above the now-raised guidance for 2026. This is to be supported by rental income of more than 530 million francs, a vacancy rate of around 3 percent, an asset management volume of over 23 billion francs, and a balance sheet with a loan-to-value ratio of less than 39 percent and an interest coverage ratio of over 6.0x.
Basel Becomes a Health Sector Test Case
The strategy is particularly evident in Basel. There, Swiss Prime Site has acquired a fully leased mixed-use property featuring healthcare and office space. The property is 40 percent leased to healthcare providers and 60 percent to traditional office tenants, generates approximately 1.6 million Swiss francs in annual rent, and was signed off-market on October 22, 2026. The transaction is scheduled to close on December 1, 2026.
For the portfolio, this acquisition is more than just a minor deal. Swiss Prime Site aims to increase the share of rental income from the healthcare sector from the current 7 percent to around 10 percent by 2030. The group is thus focusing on a use that is considered more recession-resistant than traditional office space and is expected to generate additional rental momentum in existing locations.
Full Control Over FlexOffice
At the same time, Swiss Prime Site is pushing ahead with its expansion in the managed office market and is acquiring the remaining shares in FlexOffice. Its stake will thus increase from 33 to 100 percent. The transaction is expected to close in the fourth quarter of 2026. FlexOffice operates at eleven locations in Basel, Bern, Geneva, and Zurich and is projected to generate revenue of more than 20 million Swiss francs in 2027.
This move broadens the Group’s office offerings across the entire value chain. In addition to traditional office space, the company plans to focus more on ready-to-move-in and fully managed solutions. This is particularly relevant for property owners in prime locations, as it helps secure additional demand and better leverage earnings potential in a tight office market.
Asset Management Expected to Grow Significantly Faster
The capital-light business is also being assigned higher targets. Assets under management in the asset management segment are projected to rise to over 23 billion Swiss francs by the end of 2030, up from 14.3 billion Swiss francs at the end of 2025. Annual revenue in this segment is projected to grow from 83.6 million to more than 130 million Swiss francs. About 70 percent of this is expected to be recurring revenue. The key drivers for this growth are primarily additional discretionary mandates from Swiss pension funds and a selective expansion of the product portfolio.
