Hunzenschwil is set to attract tenants for a logistics facility from 2030 onwards

A logistics project worth up to 50 million Swiss francs is taking shape at Hauptstrasse 58 in Hunzenschwil, even though Rosta AG is still operating on the site. Up to 12,000 square metres of usable floor space are already being advertised online as available from 1 April 2030, whilst the development is planned to be carried out in phases.

Hunzenschwil is set to attract tenants for a logistics facility from 2030 onwards

The contradiction is intentional. A new logistics and commercial property at Hauptstrasse 58 is already being advertised on property platforms, even though the current industrial site is still being used by Rosta AG. This is precisely what underpins the project’s rationale. The plan is for a phased development on around 19,800 square metres of land directly adjacent to the A1 motorway, beginning with a new building for the existing occupier and only subsequently replacing the current production hall.

In this way, a property fund is driving forward the transformation of the site without immediately disrupting ongoing operations. In the fund’s documentation, Hunzenschwil is listed as a development project in the logistics and production sector. The investment volume stands at between 45 and 50 million Swiss francs. The documents mention around 20,250 square metres of lettable space, a heat pump, a photovoltaic system and the aim of achieving DGNB Gold certification.

Listing goes beyond the current stage of construction
Up to 12,000 square metres of usable floor space is advertised online, with availability from 1 April 2030. The listing mentions a single-tenant option, a site area of 19,800 square metres, and a two-storey variant with around 11,600 square metres of warehouse space plus approximately 400 square metres of office and staff facilities. In addition, there are eight loading bays, two ground-level gates and two goods lifts, each with a load capacity of five tonnes.

This marketing campaign follows on from the fund’s previously published information, which had indicated that the project was due for completion in spring 2028. The more recent factsheet dated 30 June 2025 merely states that planning in Hunzenschwil is continuing as scheduled. For the market, this is a clear signal that letting is not expected to take hold until considerably later than the initial project communications had suggested.

Rosta remains in the picture for the time being
According to the UID register, Rosta AG is still registered at Hauptstrasse 58 in Hunzenschwil. The fund documents also assume that the current occupant will remain part of the site’s future use. This is precisely why the case is of interest to developers and owners. The site will not be vacated and redeveloped from scratch, but will be converted into a more standardised logistics facility whilst remaining in use.

The question, therefore, is less a matter of ‘if’ than of ‘when’. As long as the first construction phase for the existing occupier has not been completed, the large logistics hall remains a follow-up project. The fact that it is already being tested on the market today, with a move-in date of 1 April 2030, demonstrates one thing above all. The Hunzenschwil site is set to appear on the radar of major land users early on within the logistics corridor along the A1.
