275 flats on track following an injection of fresh capital

This move follows a series of acquisitions in quick succession. According to the foundation, it has acquired three plots of land and a building project that has already been approved in Palézieux, Dietlikon, Bassersdorf and Zurich over the past few months. Around 275 rental flats are to be built there in the coming years.

For the indirect property investment market, this placement is noteworthy because it channels fresh pension capital directly into specific housing development projects. In addition to existing investors, new pension schemes have also participated. In doing so, the foundation is not only opening up its balance sheet but also creating financial scope for new development initiatives within its own portfolio and on newly secured sites.

Focus on residential property with regional diversification
HIG invests primarily in Swiss residential properties. This focus on residential property explains why raising capital is particularly significant at this juncture. In several regions, sites ready for construction or suitable for development have already been secured, whilst demand for rental flats remains high. This is particularly evident in Palézieux, where a project comprising around 120 flats has already been publicly announced.

Foundation expands beyond its existing portfolio
HIG was founded in 1969 and caters to tax-exempt institutions under the second pillar and pillar 3a. According to KGAST, total gross assets stood at 1,553 million Swiss francs in September 2024. With this new capital, the foundation is not only expanding its existing housing portfolio but is also driving forward new development projects designed to create additional rental accommodation in four locations.

The coming months will be decisive in determining how quickly the acquired sites are taken forward into construction and marketing. It is already clear that the raised capital will not be channelled into an abstract reserve, but is tied to clearly identified projects and plots of land.
