Werkmatt Uri takes the next step
In Altdorf, the Werkmatt Uri development has taken a decisive step forward. With the completion of the infrastructure works, all building plots are now ready for construction; at the same time, work is starting on Plot 11 with the Gotthard Business Park, the site’s largest building project to date.
Progress at Werkmatt Uri has now taken on a tangible form. Following the completion of development phase 2A, the twelve-hectare site in the Uri valley floor is now fully developed and ready for construction. At the same time, work has begun on Building Plot 11 on the Gotthard Business Park, a four-storey office and commercial building with around 4,000 square metres of usable floor space and room for approximately 140 workstations.
The infrastructure works, now completed, are more than just a minor step towards further development. New road and footpath links have been created, including the extension of Eyschachenstrasse with a connection to Reussacherstrasse. This not only makes the remaining building plots accessible, but also provides a more direct and frequent route for pedestrians and cyclists to Altdorf cantonal railway station.
From building plot to construction site
The access route for building plot 11 was already in place at the start of 2026. The Canton of Uri and Risa Immobilien SA signed the purchase agreement on 25 February 2026. The project, for which planning permission has been granted, originated with the IG Innovationspark Gotthard consortium and moved into the implementation phase following the change of ownership. Occupation is scheduled for 2028.
Further building plots are following suit
The next phase of development is already underway on building plots 9 and 13. There, Werkmatt AG – part of the Christoph Schoop Group – is driving forward projects involving educational, service, catering and accommodation facilities. A planning application for development site 13 has been submitted since October 2025. The plans include a new six-storey timber-hybrid building featuring educational facilities, catering outlets, communal areas and accommodation. On development site 9, a historic low-rise warehouse is to be repurposed.
Site reserve under pressure to be utilised
For Uri in particular, Werkmatt is more than just a normal commercial site. According to the canton’s location information, it is the largest contiguous development area in the Uri valley floor. Around eight hectares remain available for sale or building rights. At the same time, its use is clearly restricted. The site is designated for commercial, industrial and service-oriented uses; residential development is not, in principle, permitted. With the planned partial link to the A2 motorway due by 2029, the site will gain further transport connectivity.
