The Gateway Spreitenbach is taking shape
Something that once seemed unthinkable is currently taking place at Kreuzäcker in Spreitenbach. On a site that was blocked for years by planning restrictions, a commercial building is now rising. 40 million Swiss francs, 6,000 square metres – a clear commitment to the region. The Gateway Spreitenbach is more than just a new building.
The site on Industriestrasse, near the cantonal border with Dietikon, has a long history. For years, a cantonal planning zone blocked any development. The Canton of Aargau required uses that were compatible with the Limmattalbahn. Anyone wishing to build had to support this concept.
The entrepreneur who seizes the opportunity
Andreas Marquis, owner of the Marquis Group based in Füllinsdorf (BL), saw the opportunity and seized it. His group comprises several companies specialising in sewer services and infrastructure. It was no coincidence that Marquis chose the site in the canton of Aargau. He expressly praises the canton for being business-friendly.
Wood, height and flexibility
The five-storey building is being constructed using energy-efficient timber construction methods. It offers around 4,770 square metres of lettable office and commercial space. The ground floor comprises 410 square metres plus a 60-square-metre mezzanine. The first floor offers 842 square metres, the second and third floors each 1,352 square metres, and the fourth floor 759 square metres. All areas can be freely partitioned and customised to suit individual needs. Two basement levels house an underground car park as well as archive and storage rooms. A goods lift provides a direct link between the delivery area and the building.
Sustainably designed, easily accessible
The Gateway Spreitenbach is based on a clear sustainability concept. The flat roof is greened, and photovoltaic panels cover part of the electricity requirements. A district heating connection provides clean heat. The location is ideal, as the building lies directly on the Limmattalbahn line and in the immediate vicinity of the motorway access road.
The neighbourhood continues to grow
The Gateway Spreitenbach is not alone in Kreuzäcker. The site, covering around 4.7 hectares, comprises seven plots owned by six different owners. Directly adjacent to the new building is the plot owned by Lips Immo AG of Dietikon. Further back, on the other side of the newly built access road, Dufourspitze Immobilien AG from Baar and Walo Immobilien AG from Dietikon have already submitted building plans. The Walo plot is the largest on the entire site and is situated closest to the tracks of the Limmattal marshalling yard. The Kreuzäcker district is gaining momentum; The Gateway is just the beginning.
The ground-breaking ceremony took place on 4 March 2026, and occupancy is already scheduled for winter 2026.
