Nussbaum’s residential towers are even more deeply entrenched
For the Markthof Schild Ost project in Nussbaumen near Baden, the start of construction—already scheduled for spring 2026—is being further delayed. Because the ongoing permitting process has made a second basement level necessary, the underground parking garage is being expanded from 48 to 70 spaces.
The issue lies underground. For the Markthof Schild Ost development in Nussbaumen, the underground parking garage had to be expanded from one to two levels because additional civil defense shelters require space, meaning the 48 parking spots originally planned are no longer sufficient.
This has significantly delayed the schedule. Construction was originally scheduled to begin in the spring of 2026, but as of late August 2026, the building permit process is still ongoing. According to the municipality of Obersiggenthal, the building application was revised as part of the review under building and planning laws, due to requirements from several specialized agencies and following objections. The revised project was made available for public review a second time until early August 2026.
More Parking, Same Building Design
Nothing is changing in the visible core of the project. The plan still calls for three residential buildings with 65 rental apartments, ground-floor space for commercial use, and a publicly accessible, landscaped courtyard at the intersection of Hertensteinstrasse and Kirchweg. The buildings are expected to be between 22 and just under 30 meters tall.
A total of 70 parking spaces are now planned instead of 48. The project amendment also includes adjustments to flood protection measures, requirements resulting from the review by the municipality and specialized agencies, and a new noise assessment. According to the municipality, no new objections were received during the second public review period. Due to the ongoing proceedings, the municipality is still not providing a binding date for the start of construction.
Downtown Development Remains On Track
For Obersiggenthal, this is more than just a technical correction to the basement level. The partial zoning plan for Markthof Schild East has been legally binding since October 2023. The site is considered the first building block for the densification and revitalization of Nussbaumen’s town center. Precisely for this reason, the recent revision illustrates how even highly advanced residential projects can be slowed down today by technical requirements, protection mandates, and detailed corrections during the permitting process.
