The area around Bischofszell railway station is becoming more densely built-up
At Bischofszell railway station, the former hemp factory site is to be redeveloped with two new buildings and an extension to an existing building. The plans include 38 rental flats and around 740 square metres of commercial space. The project will be presented at the town hall on 24 August 2026.
The proposed development plan replaces the previous plan from 1996 and is intended to drive forward development around the railway station, independently of the separately pursued redevelopment of the station square and coach station. This means that part of the town centre will be redeveloped not through transport infrastructure, but directly through additional uses and increased building density.
Residential and commercial use on the former industrial site‘
’ Plans for the site of theformerhemp factory include two new residential and commercial buildings, as well as the addition of extra storeys to an existing building. Together, these will provide 38 rental flats and around 740 square metres of commercial space on the ground floor. In addition, there will be an underground car park, green spaces and recreational areas, as well as improved access for pedestrians and cyclists. For the station area, this represents a clear change of use from the former production site to a mixed-use urban block.
Separate development next to the bus station‘
’ This distinction is important from both a political and planning perspective. Bischofszell is simultaneously pushing ahead with the redesign of the station square, including new bus bays. Municipal documents show that this project has been under review for years, partly due to changes in bus service requirements and the need for design improvements. The new ‘Am Bahnhof’ design plan is being pursued separately but is nevertheless intended to prioritise urban densification in the surrounding area.
Public meeting in August
The town, together with the project organisers, will provide information on the development plans on Monday 24 August 2026 at 7 pm in the Bürgersaal of the town hall. For property owners, local residents and businesses, this event is more than just a presentation. It marks the moment when a plan revision that has been in preparation since 2023 becomes a concrete, tangible project with specific figures for the number of homes, commercial space and changes to the infrastructure.
