Residential portfolio soars to 141 million Swiss francs

In this case, the expansion did not take place gradually, but in a sprint. The portfolio value of the investment group ‘Sustainable Suburban Living Switzerland’ jumped from 35.7 million Swiss francs as at 31 March 2026 to 113.7 million Swiss francs as at 30 September 2026, and had already reached 141 million Swiss francs by the end of October.

As at the reporting date, the portfolio comprised eight properties. These include five existing properties with good energy efficiency ratings, two existing properties with potential for refurbishment, and a new-build project in Pfeffikon in the canton of Lucerne. Seven of the eight properties were acquired outside of tender procedures. The average net purchase yield stood at 3.2 per cent, exceeding the target of 3.0 per cent.

New subscription round under time pressure
The next subscription period runs from 2 November to 11 December 2026 at 12.00 noon. The capital commitments made to date have already been fully drawn down. An acquisition pipeline of 171 million Swiss francs is in place for further expansion, of which 123 million Swiss francs is on an exclusive basis. Following this subscription period, the Board of Trustees intends to consider closing the investment group and to manage further growth through regular subscription periods.

Capital appreciation does not come solely from rents
The net asset value per unit rose by 2.6 per cent in the first half of the 2026/27 financial year, from 1,000.63 to 1,026.22 Swiss francs. This performance was driven by current income, unrealised capital gains from acquisitions and the progress of construction in Pfeffikon. The half-year figures thus show that the group is not only expanding its portfolio but is also underpinning this rapid growth with valuation gains.

Suburban living remains the area of expansion
The investment group was only successfully launched at the end of 2025 and is aimed at Swiss occupational pension schemes. The fact that a further subscription window is opening after just a few months – and that a later closure is even being considered – demonstrates the rapid pace of capital calls and the acquisition of residential properties in suburban locations.
