The Board of Directors approved the move on 13 October 2026 and is utilising the capital band renewed at the 2026 Annual General Meeting for this purpose. Up to 241,413 new shares may be issued. The subscription period runs from 19 to 27 October 2026. There are no plans to trade the subscription rights.
A key factor for the placement is that the two anchor shareholders, Artemis Real Estate Holding AG and the family of Dr Christoph M. Müller, have undertaken to exercise their subscription rights in full. According to the company, this means that a significant portion of the targeted gross proceeds is already secured.
Growth is expected to translate into profits quickly
The capital increase is directly linked to a specific investment pipeline worth around 170 million Swiss francs. Espace had already announced in its half-year results as at 30 June 2026 that it intended to launch a rights issue in the second half of the year to finance these projects. The scope and timetable are now available. The company intends to use the additional funds to increase annual rental income to more than 48 million Swiss francs by 2030.
The message to the property sector is clear. Espace is not seeking to secure growth through a vague resolution to build up a property portfolio, but is instead tying fresh equity capital to a pipeline that is already at an advanced stage. Whilst this does not reduce the execution risk of the individual projects, it does increase the visibility of the financing for upcoming development stages.
Focus on several cantons
According to the company, Espace is concentrating its activities on the cantons of Bern, Solothurn, Aargau, Lucerne and Schaffhausen. It is particularly relevant for regional residential and mixed-use projects that the company intends to continue financing its expansion aggressively despite the challenging capital market. Whether the full amount is raised will be determined once the subscription period expires at the end of October 2026.
