Managed offices are driving the push for higher rents

This move follows on directly from the Capital Markets Day held on 26 October 2026 in Zurich. At the event, Swiss Prime Site increased its stake in FlexOffice from 33 to 100 per cent and expects the transaction to be finalised in the fourth quarter of 2026. In doing so, the Group is not only adding additional space to its portfolio but also gaining operational expertise in ready-to-occupy and managed offices.

Shorter leases, higher revenues
The group is focusing on a segment that is set to significantly outperform traditional office lettings. According to management, managed offices generate around two to two-and-a-half times as much revenue per square metre as conventional spaces. Despite higher operating costs, the bottom-line profit is 60 to 80 per cent higher. At the same time, lease terms – typically three to five years – are shorter than for conventional offices.

The focus is explicitly not limited to small teams. According to Swiss Prime Site, larger international companies are also seeking fully equipped spaces for 50 to 100 employees, including IT, cleaning, reception and technical management. For owners and operators, the model thus becomes a tool for monetising space more intensively and securing users’ loyalty to their own portfolio at an earlier stage.

Eleven locations as a gateway
FlexOffice currently operates eleven locations in Zurich, Basel, Bern and Geneva. At the Capital Markets Day, Swiss Prime Site put the platform’s expected turnover for 2027 at around 20 million Swiss francs. According to management, around 9 of the 11 locations are situated in Swiss Prime Site properties. This strengthens the integration between letting, service operations and the existing portfolio.

The group describes Managed Offices as a gateway to the entire office value chain. Companies can initially start with managed spaces on a short-term basis and later switch to traditional, long-term tenancy agreements. As an example, management cited the retailer Action, which began its market entry in Switzerland in Basel’s Messeturm using such a model and now rents conventional office space there.

Swiss market catching up
Swiss Prime Site sees the Swiss market as following the London model. According to management, managed offices already account for around 5 per cent of office space in Zurich city centre. The group recently forecast annual growth of around 12 to 15 per cent for the Swiss market. With the full acquisition of FlexOffice, this expectation is now shifting from a trend topic to a concrete portfolio strategy.
