The Nordbau marks the final phase of development in the Aeschbach quarter. The project continues to utilise the former Rockwell production building, retaining parts of the existing structure and supplementing it with new residential space. The plans include 122 rental flats as well as commercial premises on the ground floor.
For Aarau, this project is more than just another new-build development. The North Building will see a further section of a former industrial site converted to mixed-use development. According to the latest project documents, Mobimo expects completion by the end of 2028. Marketing of the flats is set to begin in early 2028.
Final phase in the neighbourhood
The foundation stone was laid on 8 October 2026. According to the published press release, the company is thus implementing the final construction phase in the Aeschbach neighbourhood. Around 200 square metres of commercial space is planned for the ground floor. In its presentation documents, Mobimo states that it is targeting annual rental income of around 2.7 million Swiss francs for the completed property.
Refurbishment rather than complete replacement
The project does not involve a complete new build. According to the company, parts of the existing office building’s structural framework and the basement will be retained. This approach is intended to reduce the project’s embodied energy and carbon footprint, and demonstrates how existing industrial buildings in inner-city locations can be redeveloped to provide additional housing.
In the Aeschbach quarter, the 126 flats in the Hofhaus and Hallenhaus were completed on schedule in 2026. The Nordbau now completes this development and shifts the focus from the ongoing construction site to the next letting phase from 2028 onwards.
