In Bern, Wincasa has been responsible for the overall site management of Wankdorfcity 3 since 1 July 2026. For this major project, this involves more than just traditional property management, as a good 500 flats, commercial premises and new public facilities are due to come into use in phases on the site by the end of 2029.

Wankdorf is getting a neighbourhood guide in construction site mode

The contract for overall coordination was awarded by Immofonds Asset Management AG. Wincasa is to manage all services from a single source on the site, which is still under construction. For a neighbourhood of this density, this is operationally challenging, as residential use, commercial activities, public facilities and construction site logistics all need to be organised simultaneously.

A dense urban neighbourhood will take shape by 2029
Wankdorfcity 3 is being developed north of Bern Wankdorf railway station as a so-called ‘stacked city’. According to the project developers, a good 500 flats and space for around 3,000 jobs are set to be available in phases by the end of 2029. However, the 1,500 jobs mentioned in the initial announcement appear in several current project sources as a lower figure than previously stated or as a revised estimate.

The mix of uses also includes retail and catering spaces, childcare facilities, healthcare services and communal facilities. The project website refers to nine buildings covering a site area of around 34,000 square metres. A first building at Adamstrasse 6, offering around 5,000 square metres of office and commercial space, is already ready for occupancy.

School facilities are being added as a public component
In addition to housing and workplaces, the site is also set to include an educational facility for upper secondary education. According to documents from the Canton of Bern, a shortage of school places for around 1,000 pupils is expected to arise in the Bern area from the 2030s onwards. School facilities are planned for this purpose in Wankdorfcity 3, and two sports halls and an auditorium in the Shedhalle are set to open as early as 2028.

For the property sector, the contract therefore represents, above all, a test case for the management of a neighbourhood that does not start as a completed development but is operated whilst under construction over several years. The contract value has not been disclosed.
