Mittelland Fonds Launches with 52.8 Million

This move comes after a fiscal year in which the fund reduced its rental vacancy rate from 2.43 to 2.12 percent and posted a return of 9.64 percent. According to the published fund data, the portfolio currently comprises 28 properties with 757 apartments and a market value of 357.9 million Swiss francs.

Shareholders approved all proposals at the Annual General Meeting on October 23, 2026. This includes a dividend increase to 2.90 Swiss francs per share for the 2025/26 fiscal year. According to the available data, the NAV rose to 112.83 Swiss francs per share, and total fund assets stand at approximately 353 million Swiss francs.

Residential Focus Remains the Driving Force
The fundremainsalmost entirely focused on residential properties. The residential share stands at 89 percent, with investments made exclusively in the Espace Mittelland region. The properties are located in the cantons of Bern, Fribourg, Neuchâtel, and Solothurn. This regional focus makes the capital raise particularly relevant to the market, as the additional funds do not flow into a broad Swiss mix but rather into a clearly defined investment and development area.

Fresh Capital for Acquisitions and Projects
The subscription period for the sixth capital increase runs from October 26 to November 13, 2026. The issue price is 114.13 Swiss francs per new share. A maximum of 462,677 new shares are planned, corresponding to an issue volume of approximately 52.8 million Swiss francs. The fund intends to use the proceeds to reduce debt financing, implement renovation and new-construction projects, and acquire additional existing properties.

Even before the offering began, a path for expansion was already evident. Market estimates put the value of the project pipeline at around 60 million Swiss francs. This includes residential projects in Ittigen and Fribourg, as well as an existing property in Köniz. For owners, developers, and providers in the Espace Mittelland region, the capital increase is thus more than just a balance sheet measure. It creates room for specific acquisitions and further investments in the regional housing stock.
