{"id":29257,"date":"2021-12-21T12:00:00","date_gmt":"2021-12-21T11:00:00","guid":{"rendered":"https:\/\/www.immo-invest.ch\/?p=29257"},"modified":"2021-12-20T16:47:00","modified_gmt":"2021-12-20T15:47:00","slug":"mietwohnungsmarkt-bleibt-lebhaft","status":"publish","type":"post","link":"https:\/\/www.immo-invest.ch\/it\/mietwohnungsmarkt-bleibt-lebhaft\/","title":{"rendered":"Il mercato degli affitti resta vivace"},"content":{"rendered":"<p class=\"bodytext\">Tra ottobre 2020 e settembre di quest&#39;anno, sui portali immobiliari svizzeri sono stati pubblicizzati un totale di 500.084 appartamenti in affitto, informa <a href=\"https:\/\/www.svit.ch\/de\" target=\"_blank\" rel=\"noopener\">SVIT Svizzera<\/a> in un <a href=\"https:\/\/www.svit.ch\/de\/online-wohnungsindex-oktober-2020-september-2021\" target=\"_blank\" rel=\"noopener\">messaggio<\/a> sull&#39;attuale indice degli alloggi online ( <a href=\"https:\/\/www.swissrei.ch\/wordpress\/wp-content\/uploads\/2021\/12\/svit_owi_Q3_2021_de.pdf\" target=\"_blank\" rel=\"noopener\">OWI<\/a> ). Viene redatto semestralmente dall&#39;Associazione dell&#39;industria immobiliare in collaborazione con lo <a href=\"https:\/\/www.swissrei.ch\/\" target=\"_blank\" rel=\"noopener\">Swiss Real Estate Institute<\/a> della Zurich School of Economics ( <a href=\"https:\/\/fh-hwz.ch\/\" target=\"_blank\" rel=\"noopener\">HWZ<\/a> ).<\/p>\n<p class=\"bodytext\"> Rispetto al periodo di confronto poco prima della pandemia (da ottobre 2018 a settembre 2019), il numero di annunci \u00e8 aumentato di circa 40.000 o 8 percento, spiegano gli analisti di SVIT e HWZ. Nonostante i temporanei &quot;straordinari attriti&quot; a seguito della pandemia, il mercato degli affitti resta &quot;molto vivace&quot;.<\/p>\n<p class=\"bodytext\"> Il tempo medio dal lancio dell&#39;annuncio all&#39;affitto dell&#39;appartamento \u00e8 diminuito di uno a 33 giorni rispetto allo stesso periodo, afferma il messaggio. Gli analisti di SVIT e HWZ hanno osservato sviluppi diversi nelle singole regioni.<\/p>\n<p class=\"bodytext\"> 15 cantoni su 26 hanno mostrato un calo dei tempi di pubblicit\u00e0. Questi sono stati i pi\u00f9 chiari, con valori compresi tra dieci e 14 giorni, nei cantoni rurali di lingua tedesca di Uri, Grigioni e Berna, secondo l&#39;annuncio. Nei Cantoni della Svizzera occidentale, invece, il tempo pubblicitario \u00e8 stato costantemente pi\u00f9 lungo rispetto al periodo di riferimento. Gli analisti hanno osservato un numero crescente di annunci in dieci, mentre un numero in diminuzione in 16 cantoni.<\/p>\n<p class=\"bodytext\"> Nell&#39;annuncio, gli analisti si occupano anche di uno spostamento della domanda sul mercato degli appartamenti in affitto nelle citt\u00e0. Rispetto allo stesso periodo dell&#39;anno precedente, sono stati offerti il 40 percento in pi\u00f9 di monolocali e l&#39;8 percento in meno di appartamenti con cinque o pi\u00f9 stanze.
