Il volume totale delle transazioni commerciali globali tra gennaio e settembre 2020 \u00e8 stato di circa 510 miliardi di dollari, con un calo del 31% rispetto allo stesso periodo dell&#8217;anno scorso. Ne sono responsabili la maggiore avversione al rischio degli investitori e il loro atteggiamento attendista in vista dell&#8217;ulteriore decorso della pandemia, l&#8217;accresciuta fragilit\u00e0 dei mercati locativi e i problemi con le ispezioni immobiliari.<br> Tuttavia, ci sono stati segni di ripresa nel terzo trimestre (+ 23% QOQ) dopo aver toccato il minimo di dieci anni nel secondo trimestre del 2020. Regno Unito e Spagna sono tra i paesi pi\u00f9 colpiti dal rallentamento degli investimenti, mentre la Germania ha tenuto meglio. In media, tuttavia, la ripresa in Europa nel terzo trimestre del 2020 non \u00e8 stata molto pronunciata (+ 9% QOQ).<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"> <strong>Il mercato degli investimenti svizzero sfida la crisi<br><\/strong> La Svizzera \u00e8 l&#8217;unico Paese europeo che ha registrato un incremento dell&#8217;attivit\u00e0 di trading nei primi tre trimestri del 2020 (+ 5% rispetto alla media 2015-2020). Sebbene i volumi di scambio siano leggermente diminuiti in alcune regioni durante il blocco del secondo trimestre, il mercato svizzero ha beneficiato di un effetto di recupero nel terzo trimestre. La domanda degli investitori \u00e8 pi\u00f9 concentrata sulle citt\u00e0 principali e sul mercato immobiliare, mentre cresce l&#8217;interesse per gli immobili logistici. In effetti, i fondamentali di questi segmenti si sono dimostrati i pi\u00f9 solidi dall&#8217;inizio dell&#8217;anno. Al contrario, gli immobili commerciali e, in alcuni casi, gli immobili ad uso ufficio in localit\u00e0 secondarie sono oggetto di maggiore cautela.<br> La liquidit\u00e0 e la struttura dei prezzi sul mercato svizzero degli investimenti immobiliari sono rimaste intatte, poich\u00e9 gli investitori istituzionali continuano a subire un&#8217;elevata pressione sugli investimenti.
