C&rsquo;est ce qui ressort du barom\u00e8tre des hypoth\u00e8ques pour le quatri\u00e8me trimestre 2023 publi\u00e9 par le portail de comparaison <a href=\"https:\/\/www.comparis.ch\/\" target=\"_blank\" rel=\"noopener\">Compariser<\/a>, selon un <a href=\"https:\/\/www.presseportal.ch\/de\/pm\/100003671\/100914811\" target=\"_blank\" rel=\"noopener\">communiqu\u00e9 de presse<\/a>. Il semble donc que l&rsquo;on se rende compte que le pic provisoire des taux d&rsquo;int\u00e9r\u00eat a \u00e9t\u00e9 atteint.<\/p>\n<p class=\"bodytext\">La d\u00e9cision de la Banque nationale suisse<a href=\"http:\/\/www.snb.ch\" target=\"_blank\" rel=\"noopener\">(BNS<\/a>) de laisser le taux directeur inchang\u00e9 \u00e0 1,75 % pour la deuxi\u00e8me fois cons\u00e9cutive y a \u00e9galement contribu\u00e9. Le taux d&rsquo;inflation se situe depuis des mois nettement en dessous du plafond de 2 pour cent vis\u00e9 par la BNS. Le march\u00e9 sp\u00e9cule d\u00e9j\u00e0 sur une premi\u00e8re baisse des taux directeurs.<\/p>\n<p class=\"bodytext\">\u00ab\u00a0L&rsquo;espoir de voir les taux directeurs cesser d&rsquo;augmenter ou de baisser se traduit par une nette baisse des taux du march\u00e9 des capitaux et des taux swap, qui rendent le refinancement des banques nettement moins cher\u00a0\u00bb, explique Dirk Renkert, expert financier chez Comparis. \u00ab\u00a0Ainsi, pour la premi\u00e8re fois, les hypoth\u00e8ques \u00e0 taux fixe sont d\u00e9sormais nettement plus attractives que les hypoth\u00e8ques Saron\u00a0\u00bb<\/p>\n<p class=\"bodytext\">Selon les donn\u00e9es, la part des hypoth\u00e8ques Saron conclues chez <a href=\"https:\/\/www.comparis.ch\/hypotheken\/hypoplus\/\" target=\"_blank\" rel=\"noopener\">HypoPlus<\/a>, le partenaire hypoth\u00e9caire de Comparis, a nettement diminu\u00e9 au cours des trois derniers mois. Si, au cours des neuf premiers mois de l&rsquo;ann\u00e9e, environ un preneur d&rsquo;hypoth\u00e8que sur quatre a opt\u00e9 pour une hypoth\u00e8que Saron, ce n&rsquo;est plus le cas que d&rsquo;environ un sur six au cours des trois derniers mois.<\/p>\n<p class=\"bodytext\">En revanche, la part des hypoth\u00e8ques \u00e0 taux fixe sur quatre et cinq ans a nettement augment\u00e9. Au cours des neuf premiers mois de l&rsquo;ann\u00e9e, environ une personne sur cinq a opt\u00e9 pour des hypoth\u00e8ques \u00e0 taux fixe de dur\u00e9e moyenne. Cette proportion a augment\u00e9 au cours des trois derniers mois pour atteindre environ un tiers de toutes les transactions.
