Concr\u00e8tement, la soci\u00e9t\u00e9 immobili\u00e8re b\u00e2loise a augment\u00e9 son b\u00e9n\u00e9fice net de 2,4% \u00e0 27,4 millions de francs. Hors gain r\u00e9sultant de la r\u00e9\u00e9valuation des immeubles, une croissance de 5,6% \u00e0 CHF 17,4 millions a \u00e9t\u00e9 r\u00e9alis\u00e9e.<\/p>\n<p class=\"bodytext\"> A CHF 36,9 millions, les revenus locatifs ont augment\u00e9 de 0,4% par rapport \u00e0 l&rsquo;ann\u00e9e pr\u00e9c\u00e9dente. Les charges financi\u00e8res ont diminu\u00e9 de 2,6% en glissement annuel pour s&rsquo;\u00e9tablir \u00e0 5,5 millions de francs. Le taux de vacance a \u00e9t\u00e9 r\u00e9duit de 0,6 point de pourcentage \u00e0 2,4 % par rapport \u00e0 2020.<\/p>\n<p class=\"bodytext\"> La valeur de march\u00e9 du portefeuille immobilier de Warteck Invest a augment\u00e9 de CHF 35,8 millions pour atteindre CHF 874,4 millions au cours de l&rsquo;ann\u00e9e sous revue. L&rsquo;augmentation n&rsquo;a pas \u00e9t\u00e9 r\u00e9alis\u00e9e par des acquisitions, mais par des investissements dans de nouveaux projets de construction et de r\u00e9novation et les r\u00e9\u00e9valuations qui en ont r\u00e9sult\u00e9. Au cours de l&rsquo;exercice \u00e9coul\u00e9, la soci\u00e9t\u00e9 immobili\u00e8re a investi au total CHF 22,8 millions dans des projets en cours.
