Le volume total des transactions commerciales mondiales entre janvier et septembre 2020 \u00e9tait d&rsquo;environ 510 milliards de dollars, soit une baisse de 31% par rapport \u00e0 la m\u00eame p\u00e9riode l&rsquo;an dernier. La plus grande aversion au risque des investisseurs et leur attitude attentiste face \u00e0 la poursuite de la pand\u00e9mie, la fragilit\u00e9 accrue des march\u00e9s locatifs et les probl\u00e8mes d&rsquo;inspections immobili\u00e8res en sont responsables.<br> Pourtant, il y avait des signes de reprise au troisi\u00e8me trimestre (+ 23% TQ) apr\u00e8s avoir atteint un plus bas depuis dix ans au deuxi\u00e8me trimestre 2020. Cette augmentation de l&rsquo;activit\u00e9 transactionnelle a \u00e9t\u00e9 favoris\u00e9e par l&rsquo;assouplissement progressif des restrictions de mouvement et l&rsquo;adaptation progressive des acteurs au nouvel environnement de march\u00e9. <\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter size-full\"><a href=\"https:\/\/www.immo-invest.ch\/wp-content\/uploads\/2020\/12\/medienmitteilung-statistik-1.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"454\" height=\"266\" src=\"https:\/\/www.immo-invest.ch\/wp-content\/uploads\/2020\/12\/medienmitteilung-statistik-1.jpg\" alt=\"\" class=\"wp-image-11566\" srcset=\"https:\/\/www.immo-invest.ch\/wp-content\/uploads\/2020\/12\/medienmitteilung-statistik-1.jpg 454w, https:\/\/www.immo-invest.ch\/wp-content\/uploads\/2020\/12\/medienmitteilung-statistik-1-300x176.jpg 300w\" sizes=\"auto, (max-width: 454px) 100vw, 454px\" \/><\/a><\/figure><\/div>\n\n\n\n<p class=\"wp-block-paragraph\"> <strong>Le continent am\u00e9ricain le plus touch\u00e9 par la crise, une reprise plus faible en Europe<\/strong><br> Cependant, la vitesse et l&rsquo;ampleur de la reprise montrent des diff\u00e9rences g\u00e9ographiques nettes:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li> En Asie, o\u00f9 la gestion des crises sanitaires est souvent consid\u00e9r\u00e9e comme la plus efficace, le sentiment des investisseurs s&rsquo;est nettement am\u00e9lior\u00e9 entre les deuxi\u00e8me et troisi\u00e8me trimestres 2020, permettant au volume des transactions de rebondir (+ 39% TQ).<\/li><li> Le double continent am\u00e9ricain, plus durement touch\u00e9 par la pand\u00e9mie, a de nouveau connu une l\u00e9g\u00e8re croissance cet \u00e9t\u00e9, mais n&rsquo;a pas pu compenser la baisse du volume d&rsquo;investissement de -44% (en glissement annuel) qui s&rsquo;\u00e9tait accumul\u00e9e jusqu&rsquo;en septembre.<\/li><li> Gr\u00e2ce \u00e0 un trimestre record au premier trimestre, l&rsquo;Europe des neuf premiers mois de 2020 n&rsquo;est que l\u00e9g\u00e8rement en dessous du niveau de 2019 (-11% sur un an). Le Royaume-Uni et l&rsquo;Espagne sont parmi les pays les plus durement touch\u00e9s par le ralentissement des investissements, tandis que l&rsquo;Allemagne a mieux r\u00e9sist\u00e9. En moyenne, cependant, la reprise en Europe au troisi\u00e8me trimestre 2020 n&rsquo;a pas \u00e9t\u00e9 tr\u00e8s prononc\u00e9e (+ 9% T \/ T).<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"> <strong>Le march\u00e9 suisse de l&rsquo;investissement d\u00e9fie la crise<br><\/strong> La Suisse est le seul pays europ\u00e9en \u00e0 avoir enregistr\u00e9 une augmentation des activit\u00e9s de trading au cours des trois premiers trimestres 2020 (+ 5% par rapport \u00e0 la moyenne 2015-2020). Bien que les volumes d&rsquo;\u00e9changes aient l\u00e9g\u00e8rement baiss\u00e9 dans certaines r\u00e9gions lors du lock-out au deuxi\u00e8me trimestre, le march\u00e9 suisse a b\u00e9n\u00e9fici\u00e9 d&rsquo;un effet de rattrapage au troisi\u00e8me trimestre. Cet \u00e9t\u00e9, CBRE a pu traiter la plus grande transaction unique de l&rsquo;histoire du pays (\u00e9galement la deuxi\u00e8me en Europe cette ann\u00e9e): la vente du Glattzentrum \u00e0 Wallisellen (ZH). <\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter size-large\"><a href=\"https:\/\/www.immo-invest.ch\/wp-content\/uploads\/2020\/12\/medienmitteilung-statistik-2.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"455\" height=\"263\" src=\"https:\/\/www.immo-invest.ch\/wp-content\/uploads\/2020\/12\/medienmitteilung-statistik-2.jpg\" alt=\"\" class=\"wp-image-11563\" srcset=\"https:\/\/www.immo-invest.ch\/wp-content\/uploads\/2020\/12\/medienmitteilung-statistik-2.jpg 455w, https:\/\/www.immo-invest.ch\/wp-content\/uploads\/2020\/12\/medienmitteilung-statistik-2-300x173.jpg 300w\" sizes=\"auto, (max-width: 455px) 100vw, 455px\" \/><\/a><\/figure><\/div>\n\n\n\n<p class=\"wp-block-paragraph\"> A l&rsquo;instar du march\u00e9 locatif, le march\u00e9 suisse de l&rsquo;investissement immobilier se caract\u00e9rise de plus en plus par une diff\u00e9renciation g\u00e9ographique et sectorielle, renforc\u00e9e par la pand\u00e9mie. La demande des investisseurs se concentre davantage sur les centres-villes et le march\u00e9 du logement, tandis que l&rsquo;int\u00e9r\u00eat pour l&rsquo;immobilier logistique augmente. En effet, les fondamentaux de ces segments se sont av\u00e9r\u00e9s les plus solides depuis le d\u00e9but de l&rsquo;ann\u00e9e. En revanche, les immeubles commerciaux et, dans certains cas, les immeubles de bureaux situ\u00e9s dans des emplacements secondaires font l&rsquo;objet d&rsquo;une plus grande prudence.<br> La liquidit\u00e9 et la structure des prix sur le march\u00e9 suisse de l&rsquo;investissement immobilier sont rest\u00e9es intactes, les investisseurs institutionnels continuant de subir une forte pression sur l&rsquo;investissement.
