Investment properties in the canton of Basel-Stadt would have proven to be a \u201ccrisis-resistant investment\u201d in 2021 as well, according to the Basler Kantonalbank ( BKB<\/a> ) in a statement<\/a> on the real estate compass it created in cooperation with IAZI AG<\/a> . According to the announcement, all property categories increased their performance in 2021 compared to 2020. According to the BKB, residential properties even achieved \u201ca record-high overall performance\u201d of 7.9 percent in the year under review.<\/p>\n

The analysts of the current real estate compass observed the greatest increase of 1.0 percentage points to 7.1 percent in mixed-use real estate. Office and commercial real estate lagged behind with a recovery of 0.4 percentage points to 3.8 percent.<\/p>\n

The increase in overall performance across all property categories was primarily due to increases in value, the analysts explain. Therefore, \u201ca different picture\u201d emerges from the gross return that excludes the increase in value.<\/p>\n

In the year under review, the analysts observed gross returns of less than 4 percent in Basel, Binningen and Bottmingen. In general, the more centrally located the property, the lower the yield.
