According to W\u00fcest Partner, the expected growth in new-build housing will not be sufficient to rapidly reduce the deficit that has built up over the years. Around 50,000 additional flats are expected in 2027, following an estimated 39,000 in 2025 and around 45,000 in 2026. At the same time, the market remains tight, as postponed household formations could once again drive up demand.<\/p>\n\n\n\n\n\n
This will primarily affect the rental market. For 2027, W\u00fcest Partner forecasts a further increase in asking rents of 0.9 per cent across Switzerland. Zurich is a notable exception. There, asking rents are set to fall by 1.7 per cent. This suggests that in many parts of the most expensive region, a limit has been reached, even though the shortage has not disappeared.<\/p>\n\n\n\n\n\n
Increased construction volume, little relief The owner-occupied market remains under pressure For developers, investors and owners, the picture is clear. Increased supply is not yet stabilising the market. As long as vacancy rates remain low and part of the demand is merely deferred, 2027 is likely to remain a year of sustained price discipline, particularly in the residential sector. <\/strong>The federal government also continues to describe the supply situation in the housing market as tight. The Housing Market Monitor shows that housing growth has not kept pace with household growth for some time, and this trend was confirmed in 2024 and 2025. W\u00fcest Partner estimates that, since 2023, the backlog has amounted to between 20,000 and 30,000 households that have not been formed due to a lack of available flats. In the third quarter of 2026, prices for flats were already 5.0 per cent higher than the previous year, whilst detached houses had risen by 3.2 per cent.
