The Swiss Real Estate Sentiment Index, compiled by KPMG, fell to 47.5 points in 2026, down from 69.5 points the previous year. The main factor behind this was the cooling of price growth. The assessment of the Swiss economy remains slightly negative at minus 5.0 points, without, however, affecting the underlying sentiment in the property investment market.<\/p>\n
The picture remains particularly clear in the residential segment. The sub-index for residential property stands at 109.8 points, and around 90 per cent of the experts surveyed expect prices to continue rising over the next twelve months. At the same time, the shortage of suitable residential properties is becoming more acute. The supply index fell to minus 122.3 points, and 84 per cent of respondents anticipate a moderate to severe shortage.<\/p>\n
Zurich remains in the lead By location category, urban centres perform best with 88.5 points. Medium-sized centres and conurbations score 76.1 points. Even peripheral locations remain in positive territory at 8.8 points, but are losing significant momentum compared with the exceptionally strong previous year.<\/p>\n Retail remains the problem area The sector sees additional pressure stemming from the wider economic environment. KPMG reports a risk index of 1.67 points for 2026, up from 1.58 the previous year. Once again, respondents cite stricter regulations, the economic environment in Europe and interest rate risks \u2013 which are once again receiving greater attention \u2013 as the greatest risks. <\/strong>Regionally, respondents continue to rank Zurich at the top of price expectations with 104.0 points. It is followed by Central Switzerland with 87.4 points and the Lake Geneva region with 84.1 points. Lugano remains in negative territory at minus 7.9 points, and Ticino as a whole is also assessed as continuing to weaken.<\/p>\n
<\/strong>The price index across all segments fell to 60.7 points, down from 89.0 points in the record year of 2025. Nevertheless, around 62 per cent of the more than 370 property experts surveyed expect prices to rise. Whilst office space, down 2.7 points, and commercial space, down 4.1 points, show only slight downward pressure, expectations for residential property have fallen sharply, down 40.2 points.<\/p>\n\r\n \t
