In around half of the cantons, construction activity remains below the long-term average. According to the forecasts analysed, the shortage is likely to persist, particularly in the major centres. <\/strong>The consultancy firm expects a net increase in housing of around 45,000 units in 2026 and around 50,000 in 2027. By way of comparison, according to the Federal Statistical Office, a net total of 40,000 homes were added in 2024. For 2025, W\u00fcest Partner estimates the figure at just 39,000. <\/strong>The main bottleneck is thus less the short-term project pipeline than the slow pace of infill development. The Federal Office for Spatial Development itself points out that Switzerland must continue to drive forward infill development. W\u00fcest Partner does, however, see progress in individual municipalities. D\u00fcbendorf and B\u00fclach in the canton of Zurich are mentioned, as is Basel with several high-rise residential projects.
