The stable half-year return is built on a broader foundation than it was a year ago. Swiss Prime Site Solutions reports higher rental income, a lower debt-to-equity ratio and progress in the project pipeline for the Akara Swiss Diversity Property Fund PK. The loan-to-value ratio fell to 20.73 per cent as at mid-2026, whilst average financing costs stood at 1.11 per cent.<\/p>\n
At the same time, new capital was channelled in the first half of the year into growth initiatives that are immediately relevant to the fund\u2019s operations. The 17th capital increase, which ran from 18 May to 12 June 2026, was oversubscribed and raised around 215 million Swiss francs. According to the fund manager, the money was invested in acquisitions in line with the fund\u2019s strategy, primarily in the residential segment, as well as in ongoing developments.<\/p>\n
Portfolio grows through acquisitions and development These reallocations clearly illustrate the strategy. The fund is not simply growing through volume, but is shifting capital into uses and locations that are better aligned with its strategy. <\/strong>As at the end of June, the portfolio comprised 150 properties with a market value of CHF 3.32 billion. Ten properties were under development or under construction. In the first half of the year, seven properties with a fair value of around 288 million Swiss francs were added, including residential properties in Lucerne, Ecublens and Ticino. At the same time, the fund disposed of smaller properties or those not in line with its strategy, as well as flat-ownership units, generating total proceeds of 62 million Swiss francs.<\/p>\n
<\/strong>Rental income rose by over 9 per cent to CHF 54 million in the first half of the year. At the same time, realised capital gains of around CHF 4.4 million resulted from sales. The return on investment stood at 2.56 per cent, comprising a cash flow return of 1.60 per cent and a capital appreciation return of 0.96 per cent. As a result, the return remained stable despite the expansion of the portfolio, rather than being diluted in the short term by acquisitions.<\/p>\n
