As at the end of 2025, the investment group’s assets totalled 897 million Swiss francs. The investment return stood at 4.74 per cent, exceeding the KGAST benchmark, which is reported at 4.33 per cent for the investment group. The announced acquisition is therefore not merely a matter of portfolio maintenance, but the next step in expanding an already established commercial property portfolio.<\/p>\n

<\/strong>According to Zurich Invest, the two properties are intended to increase the proportion of commercially used space and strengthen regional diversification in French-speaking Switzerland. For institutional investors, this is primarily a question of yield. Highly let commercial properties in central locations promise stable cash flows, provided that tenancy agreements, property quality and micro-location remain favourable.<\/p>\n
<\/strong>In parallel, the investment group is working on existing properties. On Zürichstrasse in Dübendorf, around two-thirds of the space has already been re-let following the property’s transition from a single-tenant to a multi-tenant concept. According to Zurich Invest, final lease negotiations are underway with a prospective tenant for the entire property at the ‘Pyramide am See’ in Zurich. On the project front, completion of the refurbished spaces is scheduled for the first quarter of 2027.<\/p>\n
