The slow start to letting comes at a delicate stage in the project. The new cantonal administration building in Emmen is set to bring together around 30 administrative sites currently spread across the area from 2026 onwards, offering around 36,000 square metres of space across nine storeys for some 2,000 staff. Residential accommodation in this building is therefore not a secondary consideration, but part of a large-scale mixed-use project at Seetalplatz.<\/p>\n
According to the published marketing details, rents for the 17 flats – including service charges – range from 1,500 Swiss francs for a 1.5-room flat measuring 45 square metres to 2,550 Swiss francs for a 4.5-room flat measuring 103 square metres. The flats are situated on the 6th to 9th floors. The move-in date was most recently stated as 1 December. According to the information available, five flats have been reserved so far, whilst twelve remain vacant.<\/p>\n
Flats in the administrative building Continues to grow In the summer of 2026, the project website also indicated that adjustments to the overall scheme remain possible. For instance, at the end of July, it was announced that the originally planned nursery would not be included. \n<\/strong>This case illustrates just how challenging the initial letting process can remain, even in a highly developed location. The canton is promoting the building as part of the new cantonal administration complex at Seetalplatz. At the same time, the project’s marketing materials highlight the residential and retail spaces as an integral part of the new development. According to the information available so far, demand is concentrated primarily on 2.5- and 3.5-room flats, whilst the total supply has not yet been absorbed by the market.<\/strong><\/p>\n
\n<\/strong>However, Seetalplatz is far larger than this single building. Alongside the administrative building, another residential project – Rüüssegg – is being developed right on the banks of the Kleine Emme. Three buildings are planned there by 2027, comprising 208 owner-occupied flats, 85 co-operative flats, 1,885 square metres of commercial space and seven studios. The site will therefore see a significant increase in residential use within a short space of time. This is precisely why the slow start to the administrative building is more than just a footnote. It provides an early indication of how sensitively price, flat layout and the pace of marketing interact, even in up-and-coming development areas.<\/p>\n
