The issue has a specific timeframe. New shares may be subscribed for from 1 to 21 September 2026. A maximum of 986,116 new shares are to be issued at a net price of 101.03 Swiss francs per share. Five existing units entitle the holder to subscribe for one new unit; there will be no official trading in subscription rights.<\/p>\n
This move has not come out of the blue. In the 2025\/26 financial year, the fund acquired ten properties. As a result, the fund’s assets rose to 769.9 million Swiss francs, rental income increased by 20 per cent and, at the same time, the debt-to-asset ratio climbed to 32.18 per cent. Part of the fresh capital is therefore intended first to ease the pressure on the balance sheet before further growth and refurbishments are financed.<\/p>\n

<\/strong>The fund invests primarily in residential properties and must strike a balance between expansion and transformation. Raiffeisen states that the funds will be used to purchase further properties, finance construction projects and repay debt. In addition, there will be energy-efficiency refurbishments, investments in renewable energy and further measures to sustainably enhance the value of the portfolio.<\/p>\n
<\/strong>The focus remains firmly on the Swiss housing market. At least 60 per cent of the portfolio consists of residential properties, supplemented by mixed-use and commercial properties for diversification. This is relevant for property owners and investors because the fund aims not only to address the shortage of housing through acquisitions, but also to channel part of its capital into the technical and energy-efficiency modernisation of existing buildings.<\/p>\n
<\/strong>By September 2025, the fund had already raised CHF 48.1 million. The issue now launched is therefore significantly larger and marks the fund’s most extensive capital raising to date. This record sum demonstrates the extent to which sustainable residential portfolios require capital for two purposes: acquisitions and the renovation<\/span> of existing properties to improve their CO₂ and energy efficiency.<\/p>\n","protected":false},"excerpt":{"rendered":"
