The planning permission for the \u2018Am Bruggerberg\u2019 development has been legally binding since 8 July. This means that a project can now go ahead which, according to the developers involved and media reports, had been held up for years by objections and legal proceedings. Three blocks of flats comprising a total of 27 owner-occupied flats are planned at Baslerstrasse 36 in Brugg.<\/p>\n
The project is valued at 16.6 million Swiss francs. The development was undertaken by the construction company M\u00fclig\u00e4ssli, which had already acquired the site in 2018. Merlo Architekten from Gebenstorf is named as the architectural firm, whilst UTA Immobilien is set to handle the marketing. According to those responsible for the project, the sales documentation is due to be published in September.<\/p>\n

slope<\/strong>The site is one of the last remaining large reserves of building land on the Bruggerberg. For this very reason, the project is more than just a routine development for the local housing market. New owner-occupied flats in this location are rare in Brugg, particularly as the range \u2013 featuring 3.5- to 5.5-room layouts and wheelchair-accessible designs \u2013 is deliberately aimed at a broad spectrum of buyers.<\/p>\n
<\/strong>Whilst the developers do not wish to refer to these as luxury flats, it is clear that the combination of the hillside location, lengthy procedures, technical requirements and Minergie standards is increasing cost pressures. The flats with large terraces on the upper floors are likely to be priced higher in particular.<\/p>\n
<\/strong>For Brugg, the next step is no longer thelegal<\/strong>process, but proving its worth on the market.
