At the heart of the project are 186 rental apartments, 58 nonprofit apartments, and 100 condominiums. In addition, there are 1,733 square meters of office and commercial space, as well as common areas. The project is not being developed in phases but as a single, integrated whole. This means that the buildings and outdoor spaces will be completed simultaneously. <\/strong>R\u00fc\u00fcssegg is located where the Kleine Emme meets Seetalplatz. The planners are using this location as their starting point. Courtyards, green spaces, and gathering places are oriented toward a floodplain landscape. Large river steps provide access to the water, and a riverside path runs directly past the new neighborhood.<\/p>\n\n\n\n\n\n
<\/strong>For a long time, Seetalplatz was primarily a transit point. Cars, buses, and trains dominated the scene. With the already completed 4Viertel, the cantonal administration, and now R\u00fc\u00fcssegg, an urban center is gradually emerging that combines housing, work, services, and public spaces.<\/p>\n\n\n\n\n\n
<\/strong>Construction began approximately 15 months after the building permit became legally binding. Utility lines, neighboring projects, and the complex underground parking garage required meticulous planning. At the same time, demand for cooperative housing and owner-occupied units remained modest at first.<\/p>\n\n\n\n\n\n
<\/strong>The start of construction in fall 2026 will bring the phase of renderings and promises to a close. Cranes and scaffolding will make visible what Lucerne North has been planning for years.
