<\/strong>Despite the construction boom, the vacancy rate remains at just under 1 percent. <\/strong>While existing leases have recently become slightly more affordable\u2014with a 0.4 percent decline in existing rents\u2014asking rents rose by 1.0 percent in the first half of the year. Those who have to move are therefore paying noticeably more, while those who stay are hardly affected. <\/strong>The underlying problem remains structural. Population growth of around 80,000 people per year, low mortgage rates, and the ongoing trend toward working from home are constantly driving up demand.
