Among the 35 Swiss Alpine destinations surveyed by UBS, only a few markets will be clearly below the threshold of 10,000 Swiss francs per square metre in 2026. At the lower end of the price rankings are Evol\u00e8ne at 6,600 Swiss francs and Goms at 6,700 Swiss francs per square metre. Both locations thus represent the more affordable end of a segment that is becoming increasingly expensive overall.<\/p>\n
The new study also shows that, by 2025, Alpine holiday homes will have become on average just under 4 per cent more expensive. At the top of the price range is Gstaad, at around 25,000 Swiss francs per square metre in the upmarket segment, followed by Engadin\/St. Moritz at around 24,000 Swiss francs. Verbier, Andermatt and Zermatt round off the five most expensive markets.<\/p>\n

These include, amongst others, Wildhaus, Leukerbad, Flumserberg, Hasliberg, Disentis, Savognin, Ovronnaz, Leysin-Les Mosses and Elm\/Braunwald. For buyers, this means that whilst more affordable second homes in the Alps are still available, they are concentrated in a clearly limited number of locations.<\/p>\n
<\/strong>The gap between affordable and top international locations remains wide. Whilst a holiday home in Evol\u00e8ne or Goms can, on paper, still cost well under the million mark, the same size property in Gstaad, St. Moritz or Zermatt costs several times as much. For tourist communities, this disparity is more than just a price comparison. It illustrates the extent to which demand, a shortage of supply and international appeal have pulled individual markets apart.<\/p>\n
<\/strong>UBS anticipates prices continuing to rise in the coming quarters, particularly in Swiss and Italian Alpine destinations. This means that even more affordable Swiss holiday destinations are likely to remain under upward pressure, even though they are starting from a significantly lower level.
