Pensimo<\/a> has decided against the complete demolition of the former Rennbahnklinik<\/a> building in Muttenz. Instead, the Zurich-based centre of expertise for Swiss pension funds in the property sector is opting to retain part of the existing structure. The aim is to save the embodied energy that would be consumed during demolition and new construction.<\/p>\n

According to a press release<\/a>, a project by Basel-based Salathé Architekten<\/a> has now emerged as the winner of a design competition. The project envisages retaining the northern part of the existing structure and constructing 20 flats with 2.5 to 4.5 rooms across four storeys. The stairwell will be retained, whilst the façade will be renovated and partially altered. On the courtyard side, the building will feature balconies made from reused steel components. A new front building will be constructed as a timber-hybrid structure. This will house commercial premises on the ground floor and a total of 52 flats with 1.5 to 2.5 rooms across seven upper floors.<\/p>\n

Pensimo expects completion and occupancy “not before 2029”, as the company states in its press release.<\/p>\n

The Rennbahnklinik moved into the building, which was constructed in 1980, in 1981. In 2014, it relocated to the Polyfeld in Muttenz. The Swissinvest Real Estate<\/span> Fund, part of the Pensimo Group, currently lets the building to students.<\/p>\n","protected":false},"excerpt":{"rendered":"
